Restore or replace?
It is the most searched question in roofing and the hardest to get a straight answer on. Here is how we work it out when we are standing on your roof.
Restoration is usually enough when
- The tiles are sound and only a few are cracked or slipped
- The ridge capping mortar has cracked and needs re-bedding and re-pointing
- The surface has gone chalky or porous but the roof is not leaking through
- Battens and sarking underneath are still in good order
A restoration is a pressure clean, re-bedding and re-pointing of the ridge capping, replacing broken tiles, then a coating system. It typically buys another 10 to 15 years.
Replacement is the honest answer when
- Battens or sarking have rotted, so there is nothing sound to fix to
- The roof is leaking in several places rather than one
- Metal sheeting has corroded through, often first at the fasteners
- The roof has already been coated more than once
Replacement means stripping the old roof and re-sheeting, usually to Colorbond steel. It costs more up front and it is the right call when a restoration would only buy a year or two.
